Ownership Philosophy
Redquartz Hospitality’s companies all follow the same property asset and business ownership structure. Each property is held directly by a group of investors. The property is either leased or managed under contract by the operating business.
As a policy, the General Manager of each property holds between five and ten per cent of the freehold. In addition, he/she can hold up to ten per cent interest in the operations of the company. This is achieved through ownership of the trading business or some other appropriate instrument.
This model of separating property assets from operating businesses has allowed us to clearly define separate income streams and to monitor and benchmark the performance of both the property asset and the management business.
In addition, this model has enabled the businesses to grow at a very fast pace because it has removed the capital constraints imposed by traditional hotel company structures. As each new property has been developed, an ever widening pool of partners has provided the necessary equity.
