The Sawgrass Marriott Resort & Spa
RQB, on behalf of clients, purchased the Sawgrass Marriott Resort & Spa (SMR) - The official hotel of the "The Tournament Players" Club (TPC) - situated in Ponte Vedra Beach, Jacksonville, Florida. RQB will seek to upgrade the quality of the SMR through a major refurbishment of the 348 bedroom hotel. The c 35 acres of surrounding land of the SMR has planning permission for between 180 and 230 upmarket condominium's all of which will be built and sold over the next three years.

Carrickmines Manor, Glenamuck Road, Carrickmines, Dublin 18
RQB, on behalf of clients and in conjunction with Pierse Contracting Ltd, purchased a green field site in Carrickmines suburb of Dublin. Planning was granted for 81 houses, 68 duplexes and 123 apartments. The first phase launch of the scheme was phenomenally successful with new home owners looking to move in by Spring ’07.

The Club Company

Club Company Holding Ltd. (Club Co) owns and operates a chain of 10 country clubs in the UK.  In addition an eleventh club, Mentmore, was sold by Club Co last year and is now operated under a management contract.  Most of the 11 clubs are situated in the South East of England.  Of these, 10 clubs are operated under the "Country Club" format, which combines a golf club with health and fitness (H&F) facilities on one site.  The remaining golf club, Seedy Mill, has planning permission for H&F facilities.

Club Co seeks to offer facilities that are well presented and maintained to a high standard to attract new members.  Club Co currently spends in the region of £1.4m per annum in aggregate on maintaining and upgrading its existing facilities.  All clubs are positioned out of town and are aimed at local residents and families.  The age profile of membership tends to be older than most H&F clubs and also members typically have high levels of disposable income, which reflects the affluent areas in which most of the sites are located.  Club Co seeks to minimise its 'churn' rates by developing fitness programs for each individual member and providing continual support for members using the H&F facilities.  The 'churn' rate of 22% experienced by Club Co is below the industry average of c. 45%.

Investment Summary
RQB on behalf of Boundary Capital Ltd. have backed the purchase of The Club Company Acquisition (Holdings) Ltd by Club Co (a newly incorporated acquisition vehicle) from Legal and General Ventures. Club Co is an independent chain of 11 Country Clubs in the UK. Club Co consists of a total of 5 freehold, 1 long lease peppercorn rent, 4 commercial leases and 1 management contract spread over 2000 acres (1136 acres of which are freehold). RQB Ltd through Harvest Financial Services Ltd are raising £32m to pay down a portion of the debt facilitites used at the time of purchase. In additions, the funds will in part be used for future growth of Club Co through the acquisition of suitable golf courses that will be easily adaptable to the Country Club format and which have necessary demographic requirements.

The Malahide C-Ownership

RQB completed the purchase of an additional circa 13.7 acre site adjoining a site already owned by the RQB Malahide Co-Ownership.  The fundraising for Malahide 1 was completed in 2006.  We are now fundraising for the Malahide 2 purchase which was completed in 2006.

The planning application envisaged is for the two sites to be joined together and for us to lodge for one planning application for the entire site so as to avail of planning synergies and economies of scale in construction.  RQB and the surrounding landowners have already appointed a professional team to carry out a Local Area Plan (LAP) for a combined landholdings covered by that area.  WHils this LAP is ongoing HKR Architects are preparing an up-market housing scheme for RQB Malahide Ltd. to enable us to lodge for planning permission at the earliest available opportunity.  This is scheduled to happen during the summer of 2007.
